Description
Our core aeration and overseeding service is designed to relieve soil compaction, improve air, water, and nutrient flow, and promote thicker, healthier turf. We mechanically remove soil plugs across the entire lawn, then apply premium turf-type seed to encourage new growth, fill in thin areas, and improve overall lawn density during the optimal growing season.

Fall is typically the best time because cooler temperatures and consistent moisture help new seed establish. Spring aeration is also available depending on conditions. If you’re unsure, we’ll recommend the best timing for your lawn.
No — as long as we have access to the property and any gates are unlocked, you do not need to be home. We’ll complete the service and send a notification when it’s done.
Please remove toys, hoses, and lawn furniture from the turf. Also, mark any sprinkler heads or shallow wiring if you know where they are. Make sure gates are unlocked so we can access the entire property.
If possible, mow 1–2 days before service (not the same day) and keep the lawn slightly shorter than normal. After overseeding, avoid mowing for about 10–14 days, or until the new seed has germinated and rooted.
Watering is the biggest factor. Keep the seeded areas consistently moist (light watering) for the first 10–14 days. Once the grass is established, transition to deeper, less frequent watering. We’ll leave simple watering guidance after the service.
Yes — core aeration removes small soil plugs. That’s normal and part of the process. The plugs break down naturally in 1–2 weeks with watering and mowing.
Most lawns take about 30–60 minutes depending on size, access, and turf conditions. Larger or more complex properties may take longer.
Aeration works best when the soil has some moisture. If conditions are extremely dry or hardened, we may recommend watering the day before or rescheduling to ensure proper plug depth and results.
Overseeding is great for thickening thin turf and improving density. If weeds are heavy, results may be limited without a proper weed control plan. For large bare areas, we may recommend spot seeding or topdressing for best establishment.

Light rain is usually okay, but heavy rain can impact equipment and seed placement. If weather is poor, we’ll reschedule to the next available day and notify you.
We don’t need to use your water during the service, but watering afterward is strongly recommended for seed germination. If you have irrigation, make sure it’s set to run consistently for the first 10–14 days.
